Why cooling in Jacksonville is a humidity job first
Late July afternoons in Jacksonville typically reach 93F, the overnight low barely drops below 78F, and the muggy season runs roughly from May through October. Dew point stays high overnight, so the house never gets a dry break. A system sized by rule of thumb cools the air and leaves the moisture behind, which is why so many homes here feel cool and clammy at the same time.
About 57 percent of the city's housing was built after 2000, most with the air handler and the ducts in a vented attic that bakes all afternoon. The older stock brings different problems. The bungalows of Riverside and Avondale were built long before central air, so ducts were squeezed in later or never fit at all, and ductless heads often serve those rooms better. Across Mandarin and down toward Julington Creek, the 1970s and 1980s subdivisions are now on their second or third system, often still riding original duct runs.
Out at Jacksonville Beach and Atlantic Beach, salt air eats condenser coils years ahead of inland units, so coil condition decides whether a repair is worth doing. Newer master-planned homes in Nocatee are tight enough that fresh air ventilation and humidity control matter as much as tonnage.
That is why every install we quote starts with a Manual J load calculation instead of a tonnage guess, and why Preston Reeves Heating & Air leans on variable speed equipment and whole house dehumidifiers more than most. A correctly sized 16 SEER2 heat pump running long, slow cycles pulls more water out of the air than an oversized unit that blasts and shuts off, and it also qualifies for the JEA rebate. Repairs get the same discipline: static pressure, superheat, subcooling, amp draw and drain condition, then one written price.

How a call goes
From the first ring to a house holding temperature
- 1
Call, any hour
A dispatcher answers day or night, takes the symptoms and the address, and books the next open slot for your part of town.
- 2
Arrival and measurements
The technician checks static pressure, superheat and subcooling, amp draw, the drain and the coil before naming a cause.

Rebates and permits
What JEA's program means for a new system in 2026
In its 2025-26 program year, JEA's residential program paid $200 on ENERGY STAR certified central air conditioners, heat pumps and ductless mini splits for its electric customers, capped at two rebates per product type at an address every seven years, plus $50 for a smart thermostat installed with the system. That year covered equipment installed through September 30, 2026, with applications due by October 10, 2026. Replacements had to reach 16 SEER2 and heat pumps 8.0 HSPF2, with the AHRI certificate listing the exact matched indoor and outdoor components. JEA sets the amounts, minimums and deadlines for each new program year, so we confirm the current terms before you sign.
The federal Section 25C credit ended on December 31, 2025, so a 2026 quote that still subtracts it is out of date. On every replacement we pull the Jacksonville permit, schedule the inspection and hand you the closed permit along with the rebate confirmation.
Where we work
Coverage from Mandarin to the Nassau County line
Most calls come from Jacksonville itself: the south side around our Sunbeam Center Drive office, the river neighborhoods, the beaches and the newer communities to the south in St. Johns County. The Hilliard head office puts the north end of the metro and Nassau County within reach as well.
The service area page lays out each region, what the work tends to look like there, and where coverage stops. See the full service area.
FAQ
Questions Jacksonville homeowners ask us
How fast can someone get to my house in Jacksonville?
Phones are answered live 24 hours a day, and every call is booked into the next open slot for your part of the metro. Our service office on Sunbeam Center Drive in Mandarin keeps the south and east side close, and the Hilliard head office covers the north end. When the schedule is full during a heat wave, we tell you the real arrival window on the call.
Do you handle the JEA rebate paperwork?
Yes. In the 2025-26 program year JEA paid $200 on ENERGY STAR certified central air conditioners, heat pumps and ductless mini splits for residential electric customers, plus $50 when a smart thermostat went in at the same time, with a 16 SEER2 minimum. JEA sets each new program year's amounts and deadlines, so we check the current terms and the AHRI certificate before you sign, then file the paperwork for you.
Is there still a federal tax credit for a new AC in 2026?
No. The Section 25C credit expired on December 31, 2025. A 2026 quote that still counts it as savings is working from old marketing. The JEA utility rebate is the incentive that applies in Jacksonville now.
Why does my house feel sticky even with the AC running?
Here the problem is usually humidity, not temperature. An oversized system cools the air quickly and shuts off before it pulls moisture out. The fixes are a proper Manual J load calculation, a variable speed system, or a whole house dehumidifier tied into the return.
Which brands do you work on?
All the common ones: Trane, Carrier, Lennox, Rheem, Goodman, Daikin, Mitsubishi Electric, American Standard, Bryant, Ruud, Amana and Honeywell controls.
Do I need a furnace in Florida?
Most Jacksonville homes do fine with a heat pump. Heating design temperatures here sit around 27F to 32F, which a standard air source heat pump handles on its own most nights. We still repair and replace the electric and gas furnaces that older homes have.
What does a full system replacement cost here?
Published 2026 figures for Jacksonville run about $5,800 to $15,000 installed, and most 1,500 to 2,500 sq ft homes land between $9,000 and $13,000 for a complete system with permit and disposal. Tonnage, SEER2, variable speed and duct condition move the number. Our quote lists model numbers so you can compare line by line.
