Metal roof repair in Dallas
Metal roofs on shops, barns, churches and newer homes do not fail at the panel. They fail at ten thousand screws whose rubber washers dried out, at the seams, and at the edges wind can get under.

Quick answer
Metal roof repair in Dallas is mostly fastener work: exposed-fastener panels leak when the neoprene washers on the screws crack in the heat, so we back out and replace them with oversized screws and new washers. Rusted seams and laps are cleaned and sealed with butyl and mastic, bent or holed panels are swapped, and a roof with widespread wear gets a restoration coating instead of a replacement.
Warning signs
Signs a metal roof needs attention
Drips in rows
Leaks lined up along a purlin mean failed fasteners.
Rust streaks below screws
Water getting past the washer.
Backed-out screws
Heads standing proud of the panel.
Rust at the laps
Brown staining where panels overlap.
Lifted panel edges
Wind has pulled fasteners at the eave or rake.
Loose ridge or gable trim
It rattles in wind.
Faded, chalky paint
A coating is due.
The job
Where metal roofs actually leak
Exposed-fastener panels, the ribbed R-panel on most shops and barns, rely on a rubber washer under every screw head. Those washers last ten to fifteen summers here, then crack, and each screw becomes a pinhole leak. Standing seam roofs hide their fasteners and leak at the seams, the ridge and the penetrations instead.
Either way the repair is systematic. We walk the roof on the purlin lines, mark every failed point, and fix the whole roof's worth, because chasing one drip at a time just finds the next one.

Budget
What a metal roof repair costs
There is no reliable published Dallas range for metal repairs, because the scope varies from a dozen screws to a full restoration. These factors set it.
- Number of fasteners
A spot repair or a full re-screw of every panel.
- Seam footage
Sealed laps are priced by the linear foot.
- Panels replaced
Each panel plus matching trim and closures.
- Profile availability
Discontinued ribs cost more to match.
- Coating
Restoration adds washing, primer and coating per square.
- Height and access
Tall buildings need a lift or scaffold.
- Occupancy
Working over an open shop floor may mean off-hours work.
Fastener and screw replacement
Loose or leaking screws are backed out and replaced with the next size up, so the new thread bites fresh metal, each with a new EPDM washer seated snug but not crushed. Over-driven screws that dished the panel are the most common leak we find; the fix is a larger screw and a washer that fills the dent. On a full re-screw we replace every fastener on the roof and keep the old ones in a bucket so you can see why.

Rust and seam sealing
Laps between panels trap water and rust from the inside of the overlap outward. We wire-brush the rust to sound metal, treat it with a rust converter, and seal the lap with butyl tape and a brushed mastic that stays flexible through Dallas heat. Surface rust on otherwise sound panels is cleaned and primed. Rust that has eaten through is not sealed; that panel is replaced. Every sealed lap is photographed so you can see which ones were caught early and which were close to failing.

Panel replacement
A panel bent by wind, holed by a limb or rusted through is unscrewed, lifted out from under its neighbors and replaced with one of matching gauge, rib profile and color. Older rib profiles are matched by measuring the rib spacing on site; when a profile is no longer made we source a close match and move it to the least visible slope. Closure strips and trim at the ridge and eave are replaced at the same time. The new panel is fastened on the original screw lines.
Metal roof restoration
A roof with sound panels but hundreds of failed fasteners and tired seams is often a better candidate for restoration than replacement. The roof is pressure-washed, rust treated, every fastener replaced or encapsulated, seams sealed with reinforced fabric, and a silicone or acrylic coating applied over the whole field. It renews the waterproofing and drops surface temperature, at a fraction of a new roof. We only recommend it after a fastener pull test shows the purlins still hold, and we say plainly when the panels are too far gone and replacement is the honest answer.
Roofing in Dallas
What we see on Dallas roofs
Straight-line winds in the March 8, 2025 storm reached 75 to 80 mph in Ennis, strong enough to blow the east wall off a metal grocery building, and the same system partially removed a home roof east of Waxahachie. Metal buildings across Ellis County take that kind of wind at the eave and gable trim first, which is where we find pulled fasteners and lifted panel edges after a storm. Our head office in Ennis handles most of that work.
