Replacement and new roofs
Tile roofing in Dallas: concrete and clay
Tile roofs in Dallas rarely fail because of the tile. They fail because the underlayment beneath it wore out, and water runs under a roof that looks perfect from the street.

Quick answer
Tile roofing in Dallas covers concrete and clay tile installation on homes framed to carry it, repair of cracked or slipped tiles, and the job most tile owners eventually need: lifting the tile, replacing the worn underlayment beneath it, and re-laying the same tile. A tile roof can last fifty years or more; the underlayment does not, and that is where the water gets in.
The job
Fifty-year tile on twenty-five-year felt
Concrete tile from Boral or Eagle Roofing and clay barrel tile from the Mediterranean-style homes in north Dallas weigh nine to twelve pounds a square foot, so the house has to be framed for it. Once it is, the tile itself is close to permanent. Hail cracks individual tiles, foot traffic breaks them, and both are replaced one at a time.
The real work on an older tile roof is underneath: a re-lay takes the tile off, renews the underlayment and flashings, and puts the same tile back.

Budget
What tile roofing costs in Dallas
Tile sits just below slate on price; re-laying costs far less than new tile.
Published Dallas ranges put tile at about $1,000-$2,000 per square; tile and synthetic slate $10-$20 per sq ft. That is a planning range from published Dallas market data, not a quote, and your roof size, pitch, layers and decking condition move it either way.
- New tile or re-lay
Re-laying your existing tile over new underlayment costs far less than new tile.
- Concrete or clay
Clay costs more per square and takes longer to lay.
- Framing check
A home not built for tile needs an engineer before any order.
- Profile and trim
Barrel profiles use more trim tile at hips and ridges than flat tile.
- Breakage allowance
A re-lay budgets a percentage of tiles to replace.
- Flashings
New valley metal, pipe flashings and drip edge on every re-lay.
- Access
Steep pitch and two story eaves slow the stacking and carry.
Your options
Concrete tile or clay tile
Both last decades. They differ on weight, hail and price.

| Compare | Concrete tile | Clay tile |
|---|---|---|
| Weight | 9 to 12 lb per sq ft | 6 to 10 lb per sq ft |
| Hail | Class 4 rated from most makers | Brittle under large hail |
| Color and cost | Color through the mix; lower cost | Fired-in color that never fades; higher cost |
Concrete tile
Concrete tile comes in flat, low-profile and barrel shapes, in colors through the mix rather than painted on, and carries a Class 4 impact rating from most makers. It is the heavier of the two, so we confirm the framing before ordering. Installation runs over battens on a high-temperature underlayment with every tile fastened per the pitch, and hips and ridges set in mortar or on a weather-blocked ridge board with matching trim tile. Weight is the deciding factor on every concrete job.

Clay barrel tile
Clay is lighter than concrete, holds its color for the life of the roof, and is what the Spanish-style homes around the city were built with. It is also more brittle under hail and under a careless boot. We install it in two-piece pan-and-cover or one-piece S profiles, bird-stop the eaves, and set the ridge and rake tiles in color-matched mortar or on foam adhesive, depending on the original detail of the house. Clay is a repair-first material on a hail-prone roof.

Tile underlayment replacement
A re-lay is the job most tile owners in Dallas eventually need. The tiles come off in sections and are stacked on the roof, the old felt is stripped, decking is repaired where it has softened, and a new high-temperature synthetic underlayment goes down with new valley metal, pipe flashings and drip edge. The original tile goes back on, with new tiles swapped in for any that cracked. The roof looks the same and is good for another thirty years.
Broken tile repair
Cracked, slipped or missing tiles are replaced individually, with the broken piece lifted out, the underlayment beneath it checked and patched, and a matching tile slid in and fastened. Discontinued profiles are matched from salvage stock or from tiles moved from an inconspicuous slope. We walk tile roofs on the low edge of each course and on foam pads, because the repair should not create three new breaks on the way to it. A repair visit usually replaces a handful of tiles and checks the underlayment beneath them.
Roofing in Dallas
What we see on Dallas roofs
North Texas sits inside hail alley and the Dallas area is hit nearly every year, with spring the peak season, so a tile roof here takes more direct hits over its life than the same roof in Arizona or Florida. Concrete tile with a Class 4 rating shrugs off most of it; clay barrel tile does not, and a spring storm usually leaves a few cracked covers on the storm-facing slope, which is why we keep salvage stock for older profiles.

Questions we get
Tile roof questions from Dallas homeowners
The tile fifty years or more; the underlayment about twenty-five.
The underlayment beneath has worn through or a flashing failed; tile only sheds most of the water.
Only after an engineer confirms the framing, usually with added rafters.
Large hail cracks clay and older concrete. Newer concrete tile carries a Class 4 rating.
Usually, from salvage stock or by moving tiles from a hidden slope.
Yes, by a wide margin; the tile is reused and only the underlayment and flashings are new.
Boral and Eagle Roofing concrete tile, clay barrel tile matched to the home, and DaVinci composite where weight matters.
Carefully, on the low edge of each course or on foam pads. Most breaks come from foot traffic.
