Fascia and soffit repair in Dallas
The gutter is pulling away from the house, paint is peeling off the board behind it, and something is living in the eave. That board is the fascia, and it is usually rotten by the time anyone notices.

Quick answer
Fascia and soffit repair in Dallas means pulling the gutter, cutting out the rotted fascia board and any soft sub-fascia behind it, installing new primed lumber or aluminum-wrapped board, and replacing soffit panels with vented ones where the attic needs intake air. The gutter goes back on new brackets the same visit, and animal entry points are sealed with metal.
Warning signs
Signs the fascia and soffit are failing
Gutter pulling loose
The wood behind it is soft.
Peeling paint on the board
Moisture pushes the paint off from behind.
Sagging soffit panels
Delaminated plywood bows down.
Stains on the eave
Water running behind the gutter.
Animal noise at dawn
Squirrels leave through a chewed corner.
Hot attic in summer
No intake at the soffit means the exhaust vents cannot work.
Wasp nests in gaps
Open joints in the soffit are the usual entry.
The job
Why the board behind the gutter rots first
Fascia takes water from two sides. A gutter that overflows or sags dumps water down its face, and a roof with no drip edge lets water run behind it. The soffit below stays shaded and damp, which is also why squirrels and birds pick it for a nest.
We replace what is rotten, not the whole run, and we fix the cause: a drip edge where there is none, a re-pitched gutter, or intake vents so the attic stops sweating onto the wood from behind.

Budget
What decides the price of a fascia repair
Fascia work is priced by the foot for board and by the panel for soffit; there is no published Dallas range for it.
- Linear feet of fascia
One rotted corner or the whole back of the house.
- Wood or aluminum wrap
Wrapping costs more up front and ends the painting.
- Soffit panels
Vented aluminum panels cost more than plywood but do not rot.
- Gutter re-hang
New brackets and pitch are included; a damaged gutter is quoted separately.
- Rafter tail damage
Rotted tails need sistering before new fascia can be nailed.
- Height and access
Two story eaves need staging or a lift.
- Paint
Primed board still needs a top coat; we can do it or leave it to your painter.
Rotted fascia boards
The gutter comes off first, because the worst rot hides behind it. We cut the board back to a rafter tail on sound wood, check the sub-fascia and rafter ends, and install new 2x6 or 2x8 fascia primed on all six sides. Where the homeowner wants no more painting, we wrap the new board in color-matched aluminum coil. Joints land on rafter tails and are caulked, and the drip edge is tucked over the top before the gutter goes back.

Soffit replacement and venting
Old plywood soffit on Dallas homes sags, delaminates, and blocks the attic from breathing the way it should. We remove the damaged panels, replace them with vented aluminum or vinyl soffit or new plywood with continuous vent strip, and confirm the baffles above are open so air can travel to the ridge. On homes with no soffit vents at all this is the cheapest ventilation upgrade there is, and it drops attic temperature noticeably in a Dallas July, which the AC bill shows within a month.

Drip edge and eave repair
A lot of older roofs here were shingled with no drip edge, so water wicks back under the starter course and rots the fascia from the top. During a fascia repair we slip a new metal drip edge under the underlayment and over the new board. If the first row of decking at the eave has gone soft, it is replaced in the same visit rather than roofed over, the starter shingles are re-set, and the gutter goes back on at the correct pitch.
Squirrel and bird entry points
Once a squirrel finds soft fascia, it chews a hole through it in a single night and moves the family in. We close the gap with new wood, then back the vulnerable corners and the soffit-to-fascia joint with galvanized hardware cloth before the trim goes on. Gable vents get a screen on the inside. We do not trap animals, but we will tell you when the attic still has occupants so a wildlife company can remove them before the last hole is sealed shut.
Roofing in Dallas
What we see on Dallas roofs
Much of Lake Highlands and the neighborhoods around White Rock Lake were built in the early 1960s, and those ranch homes carry long runs of original wood fascia under wide eaves. Sixty summers of Dallas sun on the south and west faces, plus gutters that were hung once and never re-pitched, is why we replace fascia there in twenty-foot sections rather than one bad board. The wide eaves also make these houses the easiest place in the city to add proper soffit intake.
Squirrels in the eave already?
Call before you seal anything. We close the wood, back it with metal, and time it so nothing gets trapped inside.

Questions we get
Fascia and soffit questions from Dallas homeowners
Fascia is the board the gutter hangs on; soffit is the panel under the eave.
Yes. We cut back to the nearest rafter tail on sound wood and splice new board in.
If you never want to paint again, yes; it still needs sound wood behind it.
We re-hang yours, or install new ones if needed.
Usually a lot. Older Dallas homes have exhaust vents but little intake.
Chewed fascia corners, scratching at dawn, and a golf-ball sized hole near a gutter end.
No, unless rafter tails are replaced.
That is the best time; the drip edge and starter course are already off.
