Skylight installation and replacement in Dallas
Most skylight leaks are flashing leaks, and most fogged skylights are twenty-year-old units past their seal. Both get fixed on the roof, and the best time is during a re-roof.

Quick answer
A leaking skylight in Dallas is usually a flashing problem, fixed by lifting the shingles around the curb and installing a new step and head flashing kit. A fogged or hail-cracked unit is replaced with a new deck-mount or curb-mount skylight sized to the existing opening. New skylights and sun tunnels are cut in between rafters in a day, with the drywall shaft finished by us or your drywaller.
The job
Reflash it, replace it, or cut in a new one
A skylight has three ways to fail: the flashing around it, the seal inside the glass, and the glass itself when hail hits it. Water stains at the corners of the shaft point to flashing. Fog between the panes means the seal. A crack after a storm is the glass, and that one is often an insurance item.
We replace the whole unit when the seal or glass has gone, because a new laminated skylight costs little more than a repair and carries a rating for hail. Reflashing alone is right when the unit is sound and under ten years old.

Budget
What changes the price of skylight work
Skylights are priced per unit plus the roofing work around them; there is no published Dallas range, and these factors set it.
- Reflash or replace
A flashing kit and labor versus a new unit, kit and labor.
- Unit size and type
Fixed, venting, solar-venting and laminated glass each step up.
- New opening
Cutting in means framing, a shaft and drywall, not just roofing.
- Roof material
Tile and metal take longer to open and close than shingles.
- Rot at the curb
Soft framing around an old leak gets replaced first.
- Interior finish
Shaft drywall, tape and paint if we do it.
- During a re-roof
Cheapest time, because the roof is already open.
Your options
Deck-mount, curb-mount or sun tunnel
Three ways to put daylight through a Dallas roof, compared.

| Compare | Deck-mount | Curb-mount | Sun tunnel |
|---|---|---|---|
| Best for | New shingle roofs, clean low profile | Replacing existing units, flat roofs | Halls, closets, interior baths |
| Install | Flange to deck, kit flashing | Sits on a wood curb, easy swap | Between rafters in a few hours, no shaft |
| Glass options | Laminated, low-E, venting | Laminated, low-E, venting | Acrylic or glass dome, diffuser |
Skylight leak reflashing
The old flashing kit is removed with the shingles around it, the curb or deck flange is checked for rot and soft sheathing, and a new manufacturer flashing kit goes in: sill flashing, interwoven step flashing up both sides, and a head flashing tucked under the course above. Ice and water shield wraps the opening first. Caulk is never the fix; a skylight sealed with caulk leaks again the next spring, and the caulk hides the rot until the drywall stains through.

Curb-mount versus deck-mount
Deck-mount skylights sit low on the roof, fastened through a flange to the sheathing, and are the standard for a new shingle roof. Curb-mount units sit on a wood box and are what most older Dallas homes have; they are easier to replace without disturbing the roof and the only option on flat sections. We replace like for like unless the roof is coming off, when a deck-mount swap gives a cleaner line, a better seal, and one less curb to flash.
Sun tunnels
A sun tunnel is a small dome on the roof, a reflective flexible or rigid tube through the attic, and a diffuser in the ceiling. It lights a hallway, closet or interior bath without needing a drywall shaft and installs in a few hours between two rafters. Rigid tubes throw more light on a long run. We flash the dome like a pipe boot and wrap the tube in insulation so it does not sweat in a hot Dallas attic.
Replacement during a re-roof
If the roof is being replaced, every skylight on it should be looked at that same day. Shingles are already off, the flashing kit ties into the new GAF, Owens Corning or CertainTeed roof, and any unit past fifteen years old is replaced so the new roof is not opened up again in three. We size the new skylight to the existing rough opening, or reframe the opening for a larger unit while the deck is exposed and the framing is easy to reach.
Roofing in Dallas
What we see on Dallas roofs
Dallas hail does not spare glass. Storm cells have dropped baseball-size hail that damaged skylights at NorthPark Center and shattered windshields around Junius Street in East Dallas, so a home skylight with plain tempered glass on the storm side of the roof is a claim waiting to happen. Laminated glass with an impact rating is the upgrade we recommend on every replacement here, and it is the one an adjuster will approve when the unit was cracked by hail.

Questions we get
Skylight questions from Dallas homeowners
Wind-driven rain gets past worn step flashing; light rain runs off. It is a flashing fix.
No. Fog is a failed seal between panes; the unit is replaced.
Usually, as part of a storm claim. We photograph it with the roof damage.
A like-for-like swap is two to four hours. A new opening is a day plus drywall.
VELUX deck-mount and curb-mount units and VELUX sun tunnels, laminated glass where hail is a risk.
Modern low-E laminated glass cuts heat sharply; a venting unit can also let hot air out.
Yes, with a curb-mount unit on a raised curb flashed into the membrane.
If they are more than fifteen years old, yes. Reflash the newer ones with the new roof.
