Signs your Dallas roof is failing

Roofs rarely fail all at once. They send signals for months or years first, most of them visible from the yard, the gutters or the attic if you know what to look for.

Quick answer

A Dallas roof is failing when you see heavy granule loss in the gutters, curling or cracked shingles, bare patches, a sagging roof line, water stains on ceilings or in the attic, daylight through the deck, or rusted and lifted flashing. One sign usually means a repair; several together on a roof over twenty years usually means replacement is near.

Water damage signs in a Dallas attic
The attic shows roof problems months before the ceiling does.

From the yard

Walk around the house on a bright morning and look at each slope. The signs worth noting:

  • Curling or cupping shingles, where the edges or middles lift. Heat and age cause both.
  • Dark or bare patches where granules have gone, often on the south and west slopes.
  • Missing tabs or ridge caps after wind.
  • A roof line that dips between rafters instead of running straight.
  • Moss or dark streaks on the shaded north slope, which a soft-wash roof cleaning removes.

None of these means an emergency. Several together, on a roof past twenty, mean it is time for an inspection.

In the gutters

Granules in the gutters or at the downspout outlet are the roof's wear showing up. A new roof sheds some loose granules for a year; an older roof shedding handfuls after every rain is losing the layer that protects the asphalt from the sun. After a hail storm, a sudden layer of granules at the outlets is one of the first signs the roof took hits.

While you are there, look at the gutters themselves: dents on the top edge mean hail, and water running behind them means the fascia may be rotting. See gutter repair.

Shingle granules collected from a gutter
Handfuls of granules after every rain mean the roof surface is wearing out.

In the attic

The attic is the best early-warning system a house has. With a flashlight on a dry day, look for:

  • Dark stains on the underside of the decking, especially around pipes, vents, chimneys and valleys.
  • Daylight through the deck or around nails.
  • Wet or matted insulation.
  • Rusty nail tips, which point to condensation from poor ventilation.
  • A musty smell.

Stains around a pipe usually mean a split boot; stains along a wall or chimney usually mean flashing. Our leak repair and flashing repair pages explain the fixes.

Inside the house

By the time a ceiling stains, water has been coming in for a while. Brown rings on the ceiling, peeling paint where wall meets ceiling, and damp spots after heavy rain all point up. Note which room, which rain and whether wind was involved: leaks that appear only in wind-driven rain almost always come from flashing, not the shingle field.

A twice-a-year check you can do in fifteen minutes

In spring before storm season and in fall after the leaves drop, walk the house with binoculars and a flashlight:

  • Look at each slope for curling, bare patches and missing tabs.
  • Check the ridge for missing caps.
  • Look in the gutters and at the downspout outlets for granules.
  • Check the fascia behind the gutters for peeling paint or soft wood.
  • Go into the attic and check the underside of the deck around pipes, vents, the chimney and valleys.
  • Note anything new since the last check, with a photo.

Stay off the roof. If something looks wrong, a roofer's inspection confirms it safely, and the dated photos from your own checks help if a storm claim follows.

One sign or several?

One sign on a newer roof is usually a repair: a boot, a flashing or a few shingles. Several signs on a roof past twenty years, especially granule loss plus curling plus attic staining, usually mean the roof is near the end, and replacing it on your own schedule costs less than waiting for a storm to force it. The roof lifespan guide covers what age means here.
