Metal vs shingle roof in Dallas: which one lasts?

Metal costs roughly twice as much up front and can outlast two or three shingle roofs. Whether that trade makes sense depends on how long you will own the house and how you feel about the next hail storm.

Quick answer

In Dallas, a standing seam metal roof typically costs about $18,000 to $30,000 or more against roughly $10,000 to $14,000 for asphalt shingles, but it commonly lasts 40 years or more against 20 to 30 for architectural shingles. Metal sheds hail and heat better; shingles cost less today and are easier to repair. Ownership horizon usually decides it.

Metal and shingle roofing compared
Standing seam and stone-coated steel give two very different looks.

Cost up front

Published 2026 figures for Dallas-Fort Worth put asphalt shingle replacements at about $10,000 to $14,000 for a typical home and standing seam metal at about $18,000 to $30,000 or more. Stone-coated steel usually sits between the two. Exposed-fastener R-panel, common on shops and barns, is the cheapest metal but a different product for a different building. Our metal installation page covers all three.

Lifespan in North Texas

Architectural shingles typically last 25 to 30 years here and three-tab 15 to 20, shortened by summer rooftop heat that bakes granules off. Metal commonly lasts 40 years or more, and the finish, not the steel, is usually what ages first.

The real Dallas variable is hail. A shingle roof may be replaced after a storm long before it wears out; a metal roof usually takes cosmetic dents on thinner panels and keeps working.

Hail, heat and noise

  • Hail: many metal products carry a Class 4 impact rating; large hail can dent thin panels cosmetically without causing leaks. Class 4 shingles narrow the gap.
  • Heat: light-colored metal with a reflective finish reflects much of the sun; dark shingles absorb it. Attic ventilation matters for both.
  • Noise: over solid decking with underlayment, rain on metal is not noticeably louder than on shingles. The drum sound people remember is from metal over open purlins.
  • Repairs: a single shingle is easy to replace; a metal panel means matching profile and color.

Looks, HOAs and resale

Standing seam reads modern. Stone-coated steel pressed into shake, tile or shingle profiles reads traditional and is often allowed where HOAs restrict standing seam. Check your HOA rules before you choose.

For resale, a metal roof is a selling point to buyers who know what it costs, and neutral to those who do not. It pays back best if you own the house long enough to skip at least one shingle replacement.

What a metal job includes that a shingle job does not

A metal roof is a different installation, and the estimate should show it. Expect panels ordered or rolled to length for each slope, eave, rake and valley trim installed before the panels, a high-temperature underlayment rated for metal, pipe boots made for metal panels, closure strips at the eaves and ridge to keep out wind-driven rain and insects, and a vented ridge cap.

On standing seam, the concealed clips that let panels expand and contract are part of the price and part of why the roof lasts. On stone-coated steel, the battens or direct-to-deck fastening pattern matters for wind rating. If an estimate for metal reads like a shingle estimate with a different material name, ask what is missing.

Metal also changes the gutters. Water leaves a metal roof faster, so undersized gutters that coped with shingles may overflow. See gutter installation.

How to decide

If you expect to stay ten years or less, a Class 4 shingle roof is usually the better value. If you expect to stay twenty or more, or have already replaced a roof after hail, metal's longer life starts to win. If the budget sits between, stone-coated steel is worth pricing.

The Class 4 guide covers the shingle side of the comparison, and roof replacement explains what a shingle job includes.
