Built in one land boom
Avondale was platted by Telfair Stockton's Avondale Company as 'Riverside's Residential Ideal' during the 1920s Florida land boom, and by the time the boom fizzled, virtually all of it had been built. It joined the National Register of Historic Places in 1989, and as part of the Riverside-Avondale city historic district its exteriors are governed by design guidelines. For HVAC that means large, well-built homes from a single decade, many now carrying additions and second-floor rooms the original layout never planned for.
On the ground
Big old houses, uneven rooms
A typical Avondale complaint is a house that's comfortable downstairs and hot upstairs, or a sunroom and addition that never match the rest. Zoning with properly sized dampers, a second system for the upper floor, or a ductless head for the addition each solve a different version of that problem.
As in Riverside, outdoor equipment visible from the street may need a Certificate of Appropriateness, so condensers go to the side or rear and line sets are routed neatly. Our guide to heating and cooling older Riverside and Avondale homes covers the choices in more depth.

FAQ
Avondale questions
Why is the upstairs of my Avondale home always hotter?
Heat rises and attics bake, and one system rarely serves both floors evenly. Zoning, a second system or better attic insulation each help; we measure before recommending.
Is zoning worth it in a large Avondale house?
Often, when rooms differ by several degrees. It works best with a variable speed system and correctly sized dampers.
Can you add cooling to an Avondale sunroom or addition?
Yes. A ductless head is usually the cleanest route and doesn't upset the main system's balance.
