From resort town to year-round neighborhood
Atlantic Beach grew from a Flagler-era hotel resort into a year-round residential town after Atlantic Boulevard opened in 1910, incorporated in 1926 and had 13,513 residents at the 2020 census. Like its neighbors on the beach, it kept its own city government when Jacksonville consolidated in 1968. That history shows in the housing: older homes built long before central air sit a few streets from newer construction, and the HVAC work changes from one block to the next.
On the ground
Older beach houses ask different questions
In the older homes, ducts were often added decades after the house was built, squeezed into shallow attics or crawl spaces and patched more than once since. Before replacing equipment, we check whether the ducts can carry the airflow; sometimes a ductless head for the back rooms is the better fix.
Every outdoor unit here lives in salt air, so coil cleaning and coating come up on most maintenance visits, and placing a new condenser on the side of the house sheltered from the ocean wind helps it last.

FAQ
Atlantic Beach questions
My Atlantic Beach house is older. Can it take central air?
Often, if the attic or crawl space has room for properly sized ducts. When it doesn't, ductless heads are usually the cleaner answer, and we'll tell you which fits.
How often should an Atlantic Beach condenser be cleaned?
Near the ocean, at least once a year and often twice, plus a gentle freshwater rinse after storms.
Who pulls the permit in Atlantic Beach?
We do, through the City of Atlantic Beach, which kept its own building department after consolidation.
